Open Book Approach

If preferred, we can work with you to establish an open book policy that offers early cost transparency along with the option of a guaranteed maximum price.

We often develop special-use spaces such as staff restaurants, cafés, fitness zones or high-profile representative projects using a two-stage open book model – which can also be combined with a guaranteed price ceiling.

For projects that are complex or non-standard, this approach allows cost visibility to be integrated early in the design phase. It provides you with greater cost certainty and enables you to prioritise elements based on your own preferences, making the planning phase more effective and efficient.

From the outset, you benefit from full transparency across the project. A Lump Sum agreement later in the process remains entirely possible – and is a common route for many of our clients.

Guaranteed Maximum Price
If desired, we can collaborate with you to establish a guaranteed maximum price for your project. This option is often paired with our open-book approach, ensuring complete cost transparency from the outset.
Single Stage Tender
The single stage tender is the traditional approach, where all the information necessary to calculate a realistic price is provided at the outset. As a partner working on a level playing field, we conduct a focused analysis of your tender documents. Not only do we present you with cost estimates based on the information provided, but we also highlight any gaps and provide the target cost expectations for your project.
Two Stage Tender
A two-stage tender offers significant advantages and a high degree of flexibility. In the first stage, we become involved early in the project to support the review and optimisation of buildability, while also helping to complete the tender documentation. To ensure planning certainty and cost transparency, we also engage key trades at this early stage.
Beyond clarity and transparency, this process also allows you to experience our delivery capabilities first-hand. In the second stage, the contract is typically concluded on a lump sum basis – giving you the highest level of confidence that your project will be delivered as planned, at a fixed and carefully validated price.
